很多朋友可能聽過，房地產投資領域有這樣一個不成文的理論，那就是：
加息1%，房價跌10%
如果簡單按照這個說法來看，那澳洲房價現在應該已經下跌了至少60%
但很多人可能不知道，這個理論其實要表達的含義是：
在其他影響因素保持不變的情況下，房貸利息每增加1%，在同樣的月供金額下，能貸款的額度就降低了約10%
但不管怎麼樣，在澳洲「加息會導致房價下跌」這種觀念早已深入人心
事實上呢，在澳洲之前的幾次房價回調期，也都被證明是確實存在這樣的規律
但讓人大跌眼鏡的是，3月，澳儲行連續第10次宣佈加息
目前利率已經躍升到了3.6%，爲11年來最高水平
可根據PropTrack 3月1日發佈的澳洲全國住宅價格報告來看
澳洲房價非但沒有繼續下降，反而出現了全面回升！
