For its first minimalist Gold Coast project, Brisbane-based Frank Developments has truly delivered. MIRA, which occupies a prime position on Northcliffe Beach, is the ultimate in coastal living – a 100-metre tall, 27-storey building with just 12 multi-level residences and a suite of communal amenities that embody refined luxury. Working with a narrow, 607-square-metre site, Frank Developments has created a sculptural tower with “double-storey offerings where we are still able to have space and volume,” says Frank Developments’ managing director Frank Licastro. “Having such a reduced site area to play with forces you into this rectangular sort of form, so we introduced a lot of curved elements to soften that.” MIRA’s 11 apartments and singular penthouse have been kept purposefully minimalist, says Licastro, “so the ocean and beach are the hero – you can be in your living room and kitchen space and interact with the beach, or wake up to the sunrise in the main bedroom, which cantilevers over the living area.” Expansive balconies don’t just offer spectacular views of the endless coastline but enable year-round alfresco entertaining, too. The apartment’s minimalist interiors include refined organic materials like travertine and pale-toned timber, while sandy neutral tones echo the beach below. The communal amenities are “a really unique offering,” says Licastro, and include a beach ‘cove’ that connects directly to Northcliffe Beach and which features an infinity pool with wet-edge daybeds. MIRA has more minimalist-style amenities “above the ground plane to provide privacy away from the beach walkway.” Frank Developments has partnered with Forbes Global Properties’ exclusive Penthouse Portfolio division to market the minimalist penthouse and upper-storey residences. Nick Peters, senior associate at The Penthouse Portfolio, says MIRA was a perfect match for the group’s elevated one-of-one offerings. “We were drawn to Frank’s development for multiple reasons,” he says. “A big part is the way they have designed the double-storey apartments on each floor. They have really thought of the space and how residents will live in it, giving them every inch of the apartment as opposed to squeezing them in. The penthouse is a really special, three-level offering, with the open rooftop a spectacular selling point. Having a glass-walled pool with panoramic views – it’s very exclusive and a perfect fit for The Penthouse Portfolio.” “The partnership with Forbes brings to Frank the confidence that we’re going to get the best outcome for the project,” says Licastro. “The team have been really supportive: they believe in the vision and they have really added some international value when we’ve only been focusing on the local market.” For the developer, MIRA delivers everything he wanted it to – and more. “It’s a bit of a pinch-me moment to turn up on the Gold Coast for our first project and deliver 27 storeys with only 12 units in one of the most challenging parts of the coast.
