How to tell if a home is worth it within the First 5 Minutes
Before heading there, I would first verify whether it's in a flood zone. If it is, I would seek to understand the insurance costs.
Neighborhood Vibe
• Do neighboring homes look cared for?
• Is there noise from traffic, construction, or nearby facilities?
1. Curb Appeal
• Is the lawn maintained?
• Does the exterior paint look fresh or faded?
• Are there cracks in the driveway or walkway?
• Big Oak Trees
2. Roof Condition
• Look for missing shingles, sagging spots, discoloration, or visible patch jobs.
3. Gutters and Drainage
• Are gutters clean, intact, and properly sloped?
• Check for signs of water damage near the foundation.
4. Foundation Cracks
• Look for cracks in the foundation, steps, or stem wall.
• Diagonal cracks are usually more concerning than vertical ones.
5. Windows and Frames
• Check for foggy double-pane windows (moisture inside glass).
• Look at window frames — are they rotting, cracking, or swollen?
6. Doors and Hardware
• Do exterior doors open and close easily?
• Any signs of rust, misalignment, or damage to locks and hinges?
7. Odor Check as You Walk In
• Moldy, musty, or cigarette smells could point to hidden issues.
• “Febreze overload” could be a red flag cover-up.
8. Ceilings and Corners
• Water stains, sagging drywall, or cracking could signal past leaks.
9. Flooring Feel
• Does it feel solid, or are there squeaks, slopes, or soft spots?
10. Electrical Panel Location & Condition
• If accessible, check for an outdated panel or signs of rust.
• Are there enough breakers or signs of double-tapping?
• Look to see if there are any two-prung outriggers
11. Air Conditioner (Outside Unit)
• Is it old, rusted, or humming loudly?
• Newer units are more energy efficient and less of a budget hit.
12. Plumbing Fixtures
• Turn on a faucet. Is the water pressure strong?
• Look under sinks for leaks or moldy smells.
13. Attic or Crawl Space Access (if visible)
• Peek in (if safe) to look for signs of insulation, pests, or leaks.
Bonus One: I would opt exclusively for a block home.
