செட்டில்மென்ட் ஆவணம் கட்டாயமாக பதிவு செய்யப்பட வேண்டும். அப்படி பதிவு செய்யப்படாத செட்டில்மெண்ட் ஆவணத்தை வைத்து சொத்துரிமை கோர முடியாது. பதிவுச் சட்டம் பிரிவு 17 ன்படி ரூ. 100/- க்கு மேல் மதிப்புடைய அசையாச் சொத்தின் உரிமை மாற்ற ஆவணங்களை கட்டாயமாக பதிவு செய்ய வேண்டும். இல்லாவிட்டால் அந்த உரிமை மாற்று ஆவணங்கள் செல்லாது. மோசடி பத்திரத்தின் மூலம் எவரும் நிவாரணம் பெற முடியாது என்று இந்த தீர்ப்பில் கூறப்பட்டுள்ளது.
