Proměna Florence – místo autobusáku luxusní čtvrť

A world-class district in the very center of Prague? That is the reality that awaits us in just a few years. In Florenc, which today is not exactly one of the most beautiful corners of Prague, a grandiose development is planned.

The new district is to grow on an area from Masaryčka through the Florenc bus station practically to Vítkov. Developer Penta is preparing for one of the most complicated projects ever – it will have to deal with traffic barriers (highway, railway line, metro…) and various altitudes. The construction design is the work of an association of architects from the offices UNIT architects, A69 – architects and Marko & Placemakers.

And what will Florenc look like?

• The transformation will be divided into four stages – first, construction will begin in the western part, then the northern area (today's bus terminal), then the southern part (between the tracks next to the bus parking lot) and finally the eastern area (around the parking lot, and old buildings).
• Similar to the Smíchov City project, block construction will take place here and the entire area will serve mainly pedestrians and cyclists.

• The new construction will be connected to the surrounding neighborhoods, for example by various footbridges over the tracks, etc.
• A number of new streets and squares are expected to be created.
• In the first stage, i.e. the western part of the project, mainly apartment buildings, office buildings and a hotel will be built. Construction could begin as early as 2028.
• The bus terminal will be moved to the southeastern edge of the area and will be reduced in size.
• The magistrála main road will also see changes – its surroundings are to be made more attractive and the road itself will be crossed by more trams and pedestrian crossings, lanes will be removed elsewhere, etc. The intention is that as few cars as possible will use it in the future.

• Park Těšnov should also undergo a transformation – however, this mainly depends on the transfer of the magistrála main road to street level. However, partial “beautification” is planned even before that.
• Other projects will follow the transformation of Florence. These include, for example, the reconstruction of the Desfourský Palace opposite Masaryčka or the creation of the Railway Museum in the former ČD Rolling Stock Depot.
